RULES & REGULATIONS OF
HOLIDAY ISLE OWNERS’ ASSOCIATION, INC.

            Due to the very nature of condominium living, certain restrictions are imposed on all to be considerate of others who live in the community.  In adherence to Article XIII of the By-Laws, the Board of Directors, believe that no one has the right, directly or indirectly, to negatively impact the domain of others.  Therefore, the following rules and regulations are in effect as of April 29, 2022.
            Violation of these Rules, by Owners or guests, results in a fine of $200 per day or occurrence, whichever applies, after notice, and may result in expulsion from the property.  Owners are ultimately responsible for the payment of fines for rule violations.  Failure to provide payment timely results in an additional $1000 fine and a lien being placed against the Owner of the unit.  The Board will review all violation occurrences.
 
  1. No improvements or alterations may be made that may alter the structural integrity of the property without the written consent of the HOA Board.
  2. Nothing is to be discharged over the side of the building or into the air outside the building from the balconies, doors or windows including dirt, water, food, bird seeds or any other substances.  Items such as planters, bird feeders, towels and swimsuits are not permitted to be hung on the railing of the balcony.
  3. No disturbing of the peace may occur between the hours of 10:00pm and 8:00am.  Construction and repair noise may occur during the week between the hours of 8:00am and 5:00pm with the written consent of the HOA Board.  After hours emergency repairs may be made with the written consent of the HOA Board.
  4. All vehicles parked on the property must display a Parking Permit issued by Holiday Isle and must fit between the parking lines.  Owners may park small personal watercraft (i.e. Jet Ski, Kayak) with the prior written consent of the HOA Board.
  5. No one shall at any time use charcoal grills or gas grills in a unit or on a balcony.  ELECTRIC GRILLS ONLY are to be used on unit balconies.
  6. OWNERS ONLY may have no more than one (1) personal pet on the property at any time and it shall not weigh over 65 pounds.  Any animal other than a dog or cat must be approved in writing by the HOA Board.  Service animals are allowed in accordance with the ADA with the written approval of the HOA Board.
  7. All posted rules on the property of Holiday Isle are to be observed and obeyed.
  8. Holiday Isle is a smoke-free property.  There is NO SMOKING or vaping in the common areas of Holiday Isle.  Common areas include the garage, unit balconies, breezeways, terraces, and pool decks.
  9. The riding use of skateboards, skates, bicycles, scooters, hoverboards or other wheeled, non-automotive vehicles on the property, including the parking areas and ramps, is strictly prohibited.  The use of drones on Holiday Isle property is strictly prohibited.
  10. Unit occupancy limits and rental contracts for overnight guests is as follows: 
    1. 3 bed/3 bath – 9 persons
    2. 3 bed/2 bath – 8 persons 
    3. 2 bed/2bath – 7 persons
    4. All rental contracts require a minimum of three (3) night stay and a maximum of thirty (30) night stay that can be renewed monthly.

Holiday Isle Owner’s Association, Inc., acting through its Board of Directors desires to amend its Rules and Regulations to the provisions above.  Therefore, be it Resolved, the Rules and Regulations are amended as stated above.
