And then there’s all that Palm Coast and beyond has to offer: beautiful ocean beaches within a short drive, the fun town of Flagler Beach with restaurants and shops, scenic A1A highway, Daytona to the south, Marineland and historic St. Augustine to the north with plenty of parks in either direction.
If you have a boat or RV, you may arrange for a space in either of the outdoor storage facilities – a nearby ramp at Herschel King Park makes it convenient to put in and enjoy!

The following is general information to assist new owners, prospective owners, real estate agents and builders:
Please contact Vesta Property Services at (386) 439-0791 to meet in person to start your New Owner Orientation. This process includes information regarding login access to the private portion of this website, gate access bar codes for your vehicle(s) as well as Amenity Center access cards.
All visitors are required to show a valid driver’s license before being given access to the community.
The 2023 Homeowners’ Association quarterly dues are $626.00, to be paid at the beginning of each quarter. It is also the same amount for the undeveloped property.
Architectural Review Committee
The “ARC” reviews all plans for new home construction and alterations to existing homes and/or landscaping. ARC approval is required prior to starting either. For further information about the ARC application process, please click on “Public Documents” (see above) and then the ARC Design and Development folder.
The “Public Documents” folder has several other documents to assist new owners, prospective buyers, real estate agents and builders. These include Association Articles of Incorporation, Bylaws, and Declaration.
Boat & RV Storage
The Boat & RV parking/storage rental is not included in the annual association dues. The annual rental fee per slot is $350.
A rental lease is required to be six months or longer and must be filed with the community association manager prior to the start of the lease. Tenants must contact the management office to schedule an appointment for their orientation process as described above for new owners.
