Our Community

The Villages of Urbana includes more than 3,500 homes, two large community center/pool complexes, 6 tennis courts, 3 basketball courts, pickleball, more than 20 tot lots, and miles of walking paths. Restaurants, a regional library, a grocery store, and a seasonal farmer's market complete this wonderful home town!

2023 Membership Pass Renewal

Membership passes are required for access to the pools, community centers, fitness centers and new recreation barn. Membership passes expire annually on May 1st and must be renewed each year. Renewal is free and easy! Click here for more information.

2023 Budget & Assessments

The finances of the Villages of Urbana are supervised primarily by the VOU Finance Committee and the VOU Board of Directors.

The 2023 assessments are increasing from 2022 due to inflation -- higher fuel and labor expenses -- as well as certain Maryland laws requiring, for example, increased contributions to reserves and a high number of lifeguards at the pools.

The 2023 assessments are:
  • General Assessment (paid by all homeowners):   $127 per month
  • Townhouse/Condominium Assessment (paid by all owners of townhouses/condominiums and villas): $20 per month
  • Villa Snow Assessment (paid by all owners of villas): $55 per month
Consequently:
  • Single family homes: $127 per month
  • Townhouse/condominiums: $147 per month
  • Boxwood Villas: $202 per month

Condominium owners also pay a separate fee to their condominiums.

Additional explanations about the increased assessment were presented at two open forums for residents in September. Information was mailed to all homeowners in October and discussed again at the Annual Meeting in November. The various presentations and the Finance Committee letter are linked below.

Community Amenities

The Villages of Urbana includes three community centers. The centers are available for private rental to VOU members. Click here for more information.
